Seasonal Park Model Resort Rules & Regulations

This document offers an overview of the Seasonal Rules and Regulations for Atwood Landing.  

If you join us as a Seasonal, the full rules and policies package will be provided prior to move-in. 

Atwood Landing is a Seasonal Park Model Resort, intended solely for Seasonal Use from May 1st – October 31st. 

Atwood Landing is designed as a thoughtfully maintained seasonal community where comfort, courtesy and care are valued. We ask that all guests help uphold this standard through respectful behavior and well-kept sites, ensuring a positive experience for everyone.

1. Resort Use & Seasonal Occupancy

  • Sites may not be used as a permanent residence or legal domicile.
  •  Voter registration, business registration or school enrollment from the resort address is prohibited.
  •  Occupancy is limited to the designated seasonal operating dates (May 1 – October 31) established by permit from the Town of Old Orchard Beach, Maine. 
  •  Site fee includes up to 6 family members. 
  •  All occupants must vacate the resort by the seasonal closing date.
  •  Absolutely No Sub Leasing. 

2. Rule Enforcement

  • Management reserves the right to interpret, enforce, amend or add Rules as necessary to comply with Maine law, safety requirements or community standards.
  •  Notice of rule changes may be provided electronically, in writing or by posting within the resort.

3. Park Model Standards & Site Approval

  •  All Park Models must be insured and are subject to the Town of Old Orchard Beach property tax. 
  • Property tax is assessed on your unit along with your shed and 3-season room. 
  •  Park Models must be maintained in good condition and meet appearance standards acceptable to Management.
  •  Management reserves the right to deny or revoke approval of any Park Model deemed unsafe, unsightly or non-compliant.

4. Site Appearance & Maintenance

  • Deck, Skirting, 3 Season Room and Shed are required for complete set up of the Park Model Site.
  • Deck, Skirting and Three-Season Room:  All decks, skirting and three-season rooms must be constructed by a local vendor selected by management (Outdoor Comfort Center) to ensure consistency in design, compliance with applicable codes and standards and overall quality of workmanship.
  • Sheds: To maintain community aesthetics and safety, all sheds must be sourced from local vendors selected by management to ensure proper construction, material quality and compatibility with the community environment.
  •  No Outdoor Kitchens (To help protect residents and local wildlife, outdoor kitchens are not allowed. Our location, next to conservation land, makes outdoor food preparation likely to attract wild animals).
  •  Outdoor Portable Grills are permitted (provided they are cleaned to avoid attracting wildlife).
  •  Outdoor Gazebos are not permitted to maintain a consistent appearance within the community.
  •  Unauthorized structures may be removed at the occupant’s expense.
  •  Landscaping/Hardscaping Permitted with prior submission and approval of a design plan.
  •  A Community Shed will be provided and stocked with essential maintenance tools, such as a lawnmower and weed whacker, to support proper site upkeep. 
  •  Outdoor hanging lights are permitted but must be installed in a manner that is respectful of neighbors and does not create excessive brightness, 

visual clutter or disruption. 

  •  To help keep Atwood beautiful and enjoyable for everyone, all sites must be kept neat, clean and visually appealing always. 
  •  No plastic flowers, beach towels used as curtains, outdoor clothes hangers, etc. as they detract from the overall appearance of the resort. 
  •  Outdoor storage is limited to approved items.
  •  Trash must be disposed of in designated containers.
  •  No hazardous materials, debris, junk vehicles, unregistered vehicles or unsightly items are permitted.
  •  Management may correct violations at the occupant’s expense after notice.

5. Vehicles, Parking & Traffic

  •  Speed limits must be observed at all times.
  •  Maximum of 2 Vehicles per site.
  •  Parking is permitted only in designated areas.
  •  Parking on roadways, lawns or vacant sites are prohibited.
  •  All vehicles must be registered, insured and operable.
  •  Motorcycles/Mopeds must adhere to the quiet hours. 
  •  ATVs, dirt bikes, skateboards, scooters or off-road vehicles are prohibited unless specifically authorized.
  •  Golf carts are permitted subject to resort rules and Maine safety guidelines.

6. Quiet Hours & Conduct

  •  Quiet hours of 10pm – 8am shall be observed daily.
  •  Excessive noise, amplified music or disruptive behavior is always prohibited.
  •  Disorderly conduct, harassment or threatening behavior will result in immediate enforcement action.
  •  Occupants are responsible for the conduct of all guests.

7.  Guests & Visitors

  •  Guests must comply with all resort Rules.
  •  Guests may not bring pets when visiting Atwood.
  •  Management may limit the number of guests.
  •  Subleasing, assigning or renting of Park Model—including via Airbnb, VRBO or similar platforms—is strictly prohibited.

8. Pets 

  •  ALL Pets must be registered with Management.
  •  A maximum number of 2 - 3 pets per site.
  •  Pets must be always leashed. 
  •  Pets may not be left unattended outdoors. 
  • No fencing allowed for pets. 
  •  Owners must clean up pet waste immediately.
  •  Certain dog breeds and breed mixes may be restricted or prohibited due to insurance requirements. Management reserves the right to deny or revoke approval of any pet deemed aggressive, disruptive or not permitted by the resort’s insurance carrier.

9. Utilities & Environmental Protection

  •  Utility connections must comply with resort guidelines and Maine plumbing and electrical standards.
  •  Electric service is separately metered at each site. Seasonal guests are responsible for all electrical charges incurred at their site, as measured by the site’s electric meter and billed accordingly.
  •  Alterations to utility connections are prohibited.
  •  Dumping of gray water, black water or chemicals on the ground is strictly prohibited under Maine environmental regulations.
  •  Occupants are responsible for winterizing and protecting equipment as directed.

10. Fire Safety & Outdoor Use

Fire Safety: To protect residents and adjacent conservation areas, wood-burning fires are not permitted at Atwood Landing 

due to the heightened risk of fire from sparks and embers.

  •  Firewood, fireworks, firearms and explosives are prohibited.
  • Only propane fire pits are allowed at your site. 
  •  Grills must be used safely and in accordance with posted guidelines.

11. Alcohol, Drugs & Prohibited Activities

  •  Illegal drugs are strictly prohibited.
  •  Alcohol use must comply with Maine state law and may be restricted in common areas.
  •  Commercial activity, solicitation or signage is prohibited without written approval.
  •  No illegal, unsafe or nuisance activities are permitted.

12. Amenities & Common Areas

  •  Community Environment: Atwood Landing is designed for a peaceful, self-directed seasonal experience. No scheduled amenities or organized recreational programs are provided. Clubhouse use may be requested for resident-organized activities by submitting desired dates in advance.
  • Amenities are for registered occupants and approved guests only.
  •  Use of amenities is at the user’s own risk.
  •  Posted rules for pools or recreational areas must be followed.
  •  Children must be always supervised under the age of 16. 
  •  Please respect all common areas (clubhouse, pool and shared spaces) by keeping them clean and orderly after use. 
  • Atwood will have a community Propane Fire Pit. 

13. Environmental Stewardship

  • Protection of Conservation Land: Atwood Landing is adjacent to designated conservation land. Residents and guests must respect these protected areas by observing all boundaries, refraining from entry unless permitted and avoiding actions that could harm wildlife, vegetation or natural resources.
  •  Respect trees, landscaping, wildlife and natural areas.
  •  No cutting, trimming or disturbance of vegetation without approval.
  •  Washing of Park Model’s or vehicles may be restricted to protect groundwater.

14. Management Access & Enforcement

  •  Management reserves the right to enter sites for inspection, maintenance, emergencies or rule enforcement as permitted by Maine law.
  •  Violations may result in warnings, fines, loss of privileges or termination of the Seasonal Site Rental Agreement.
  •  Removal for cause does not entitle the occupant to a refund.
